I was watching this show shark tank recently and one of the ladies made millions and millions of dollars after selling her realty company, how do they make money, renting properties?

There’s different realty business models. Here’s a few:

- Charge a flat fee per transaction (instead of a % of commission) so you might attract realtors that do many transactions a year who are interested in just paying a flat fee instead of giving away a chunk of each commission.

- Charge low to no fees and charge a certain percentage of the commission. One company I used to work for charged 25% of each deal.

- Charge a high(er) monthly brokerage fee to absorb the costs of doing business (hiring staff, having the best and newest technology to keep your realtors happy)

- Charge for private offices within the brokerage

Salt Lake City, Houston, Dallas, and Austin are all experiencing great population growth. And they’re all in Republican states.
Heavily Democrat cities like Detroit, Flint, Camden, and Chicago, are blighted and have suffered great population losses.
Cuz rich people are pigs obviously

i am about to write the final exam and then i will be looking for a sales job, but do most brokerages offer training? OREA courses don’t do much for you at all in terms of the reality of commercial realty representation, so i’m going to be needing a lot of hands-on training. thanks.

I imagine it works similar to the way it works in the US. In the US the individual brokerage would provide on the job training or some sort of mentor-ship, but commercial brokers are a great deal more picky about rookies coming into the business so if you don’t have any sales experience it will be tougher to find a good broker. Often there is continuing education apart what is necessary for licensing that is valued. Where I am from one such program is with CCIM (see link) which can add to your credibility to your commercial real estate peers, and clientele.

Okay so if a homeowner hires a realtor to sell their home just the regular way, does the homeowner make any money off of this sale? Or does all the profit go to the realtor and his/her company?

The Realtor contracts with the seller for either a fixed fee or a percentage of the sale price.
You needn’t let him dictate the all conditions of your contract with him..
Another important factor is whether the listing is ‘exclusive’ to one Realtor or not.
You can get several to compete to bring you the best price.
The fee is negotiable, as are contract conditions, so haggle and this is one of the
biggest deals you will ever do so know what you’re signing.
( An hour’s briefing on what to watch out for, from a local Real Estate Lawyer
would be a good investment. A couple of hundred that could save you thousands.
Listen and take notes.)
