question for the real estates why is location so important?

The location can mean #1 street or neighborhood #2 shopping and transportation #3 how well your neighbors keep their home and yards #4 Noise from nearby airport or factory or highway. #5 crime rate #6 Schools and parks. Plus several other things. Sometimes being in a particular zip code has status (like 90210). Sometimes being on the "wrong side of the tracks" is a big negative. That neighborhood in New York State that was involved in the Love Canal scandal was because it was located on top of a chemical dump.

Location is the hardest thing to change about your home. A lot about the location may be impossible to change. So it is the one thing you need to pay more attention to than anything else.

How Realtor divert the mind of buyer when buyer wants to see a fsbo property?

I want to know that how realtor(real estate agent) react or quote some sentence or behave to buyer when a buyer ask to show them a fsbo (for sale by owner) property?

Your Realtor works for you, if you want to see a FSBO then they should make the appointment and show it to you.

Do you realtors have a major disadvantage?

You are not necessarily at a disadvantage.Your best source of customers can come from lenders.I encourage you to move forward in getting your real estate license.I have sold real estate now for three years and am earninga very good income.

How can I get good real estate leads?

I would like to know if anyone can tell me how to get some good real estate leads. I have tried homes.com and realestate.com and they are rip offs.
I am a real estate agent looking for people in the Houston, TX area. I will work with both buyers and sellers.

My top three leads come from (in no order):

1. craigslist
2. homegain.com (really good buyer lead program)
3. Yahoo Answers

But I think the reason why I am successful is because I don’t think like a real estate agent. I’m an investor first and I think like an investor, not an agent looking at the 1-3% commission. It’s amazing how much knowledge most agents lack when it comes to real estate.

An array of economic and psychological factors impact real estate investment decisions and the public has changing ideas of real estate as a profitable investment. People’s demand to buy a home by taking on long-term debt, called a mortgage, is often tied with the overall health of the economy and financial markets. In recessions, home buying tends to fall and the opposite holds in a strong economy. Commercial real estate, held indirectly by the public through partnerships and real estate investment trusts (REITs), is vulnerable to similar speculative activity. The most recent real estate boom illustrates the speculative nature of real estate, and its relation to financial and economic crises.
