How can I get good real estate leads?

I would like to know if anyone can tell me how to get some good real estate leads. I have tried homes.com and realestate.com and they are rip offs.
I am a real estate agent looking for people in the Houston, TX area. I will work with both buyers and sellers.

My top three leads come from (in no order):

1. craigslist
2. homegain.com (really good buyer lead program)
3. Yahoo Answers

But I think the reason why I am successful is because I don’t think like a real estate agent. I’m an investor first and I think like an investor, not an agent looking at the 1-3% commission. It’s amazing how much knowledge most agents lack when it comes to real estate.

    there really is no such thing as a "good" lead in any aspect. all come with certain hangups or problems inherent in the sales business. best thing you can do is market locally first. people won’t go to you to buy or sell if they don’t know you’re there. this is more leg work and grunt work. flyers are a good economical way to gain interest. whatever publications there are dealing with real estate, market in those. setup and freebie website and load your info and do some e-marketing.

    Stay away from all the lead generating companies. They are all like that. I have started telling them when they call me that I will be gladly pay a 25% referral fee if they are licensed and send me a referral that results in a closing. At that point they usually hang up or try to explain why the way they do it is better. To which I reply "If your program ever becomes compatible with mine I would be happy to discuss it with you". That ends the conversation.

    The money you spend on a monthly basis with them can better be spent on promoting yourself and your personal website. If you don’t have a website, get one. Next to personal referrals the best place to find business is the internet. 90% of the buyers today search the internet before contacting a REALTOR. Build a great website, follow up with inquiries and chances are you will be the one they contact when they are ready for the next step.
